The Coach House – Grade II Listed Building Full Renovation

The Brief

This building was a beautiful grade II listed house in need of a full renovation to restore it to its former glory as well as enabling it to be used in the modern day. It required a high end finish in order to coincide with the rest of the development works taking place within the estate.

In the Beginning

Our first job was to re-roof the building as the original roof was no longer sufficient. In order to have a working roof the whole thing needed replaced. This was a huge project in itself in order to confirm to listed building regulations. We had to keep all of the original oak trusses, but replaced the oak ridge ring beams which carried an enormous leaded flat roof. We had to ensure we were careful not to disturb any nesting bats due to the preservation order throughout the estate. We put replacement lead on the flat roof element but restored and re used the original slates. We installed replacement cast iron gutters and rain water pipes.

The Ongoing Project

The next part of the project was to repair and restore the sash windows, retaining as much of the original material as possible. They were draft proofed sympathetically in order to not compromise the aesthetics of the building inside or out.

We then moved on to stripping out the internal building and created false ceilings in order to protect and preserve the original lath and horsehair lime plaster ceilings. We re wired the building throughout and installed a new central heating system which was linked up to the estates new eco-friendly bio mass boiler.

We retained the original doors and door frames and installed a wood burning stove in the living room. We also fitted new skirting and architraves throughout. A new kitchen and bathroom were fitted which were in keeping with the original style. The bathroom was a Victorian suite which looked fantastic.

The Finish

We decorated the building throughout in an ochre white with satinwood woodwork. This gave the building a fresh feel and accentuated the original features.

The cement render was chipped off the external walls of the building. This revealed some beautiful sandstone walls and feature brickwork which were then re pointed to accentuate these features further and ensure they will last for many more hundreds of years.

Our clients were extremely happy with the finished project and it led on to Croft View Construction being appointed for many more developments within the huge estate restoration project.
