Terrace House Renovations for Beehive Property Rentals

Amy & Connor of Beehive Property Rentals had always wanted to invest in property at some point in their lives. They found there was a gap in the market for good quality student accommodation in Carlisle. So, they decided to make that their first focal point. They wanted to create lovely, modern homes where students would be happy to live. They just needed to find the perfect contractor to help fulfil that vision.  Thankfully, they found Croft View Construction and it’s been a wonderful and fruitful partnership!

The Brief

Because many people like their own space, they wanted the bedrooms to be a good size and for some of them to be large enough to build an en-suite so not too many tenants were sharing the same bathroom. They also wanted the communal living space and kitchen to be of a high quality so the tenants were more likely to spend time with each other, recognising that having a bond with someone you live with can be beneficial to wellbeing.

As they didn’t live in Carlisle and had no experience working in the trades, they wanted to be able to trust a firm to project manage the renovation from start to finish and use their expertise in their field to ensure the process ran smoothly and the work was carried out to an excellent standard. They also wanted a company with a good reputation in the area and who understood the ethos of what they wanted to achieve.

In the Beginning

Before starting the renovation, they walked around with Adam and told him their ideas of what they wanted to keep and/or change to check it wouldn’t be a problem.  They both love period properties and wanted to keep any original features where possible, though as the property was in such terrible condition, they couldn’t keep that much!

They involved Croft View in decisions about how to split the property into a multi occupancy house.  For example, they wanted to know if it would be possible to use existing cupboard space for the en-suites. Together, they worked on a plan for the whole house including where all the plumbing and electrics would need to be.

“We chose Croft View because their reputation was strong and we were impressed with how professional the project scoping was compared to other companies we had previously contacted.  We appreciated any pointers Croft View gave us on how to make the process easier and also their patience with us asking them so many questions!”

The Ongoing Project

After the strip out, works began to erect stud partition walls to make the ensuites, as well as electrics installations to comply with HMO regulations and the plumbing for the kitchen, bathroom, and ensuites. The whole house was plastered and skimmed and new doors, skirtings and facings were fitted. The project took shape quickly with the arrival of the bathroom suite, the ensuites’ fixtures and fittings, and the new kitchen.

“Visiting the property frequently was incredibly useful as it allowed me to see the renovation in process and ask any questions while I was there in person. When I wasn’t able to visit in person, I received a lot of progress photos. I was always in touch with Croft View by message/phone call and also had weekly calls from the office, so I always felt in the loop as to what was happening.”

The Finish

The final look and feel of the property really came into its own once it was painted and tiled, and the new flooring was installed. At this point, the project was handed over to Beehive for them to get the property ready for tenants. “We were thrilled and also jealous of the tenants who would be moving in – it was nicer than our own house! We took some time looking through the ‘before’ photos and couldn’t believe the difference; it looked like a different house!”

They moved in furniture, appliances, and the lovely finishing touches that would make the new property into a comfortable, beautiful home. Was the brief fulfilled? “Definitely! We set out to turn the house from damp and dingy, to beautifully modern – and we couldn’t have done this without Croft View.”

And with the first property (named Hive 1) ready for tenants, Beehive and Croft View turned their attention to the next two properties joining the Hive!
